Bayut listings are synced daily. DLD transaction data is pulled continuously and cached for same-day accuracy.

Where does the data come from?

Listing data comes directly from Bayut's API. Transaction data comes from the Dubai Land Department (DLD) — the same official records used by regulators.

How is fair value calculated?

We compute the median transaction price from the last 3 months of DLD records, stratified by cluster, bedroom count, and size bucket. A listing priced below this median is flagged as undervalued.

How accurate are rental yield estimates?

Gross yield is based on actual registered annual rent contracts in the DLD system — not asking rents or estimates. We use the median of the 50 most recent contracts for the same cluster and size bucket.

Yes. You can filter by community, cluster, bedroom type, completion status, and more on the listings page.
